Home staging

March 9, 2008

I'm coming to the realization that many Realtors, Sellers, and even buyers don't have a clue how labour intensive and mentally draining staging homes can be. Especially when you are staging homes using, to the best of your ability, the existing furnishings and color schemes. This past week we had a very challenging and down right exhausting 4200 sqft home that was ready to be put on the market. It took two days to stage but at least a week to plan and organize in our Showroom. And like sometimes happens we definitely went over budget in the name of getting it right! The large home featured multiple grand chandeliers, tons of sparkle, and bold colors. The flow was just not right. We had to purchase so much product to properly tie in their "Shabby Chic" style as well as use as much of their furniture as we could, as it was we still brought in the living room suite in the formal living room, the dining table chairs, buffet and kitchen table & chairs. And that was just on the main floor! Once it was complete it was such a departure from any home we had staged in the past I wasn't sure if we had done all that we could. Sometimes you can only do so much, the feedback from the Realtor tours has been fantastic and hopefully it will sell quickly!

I think that one of the hardest things about staging a home is trying to keep it tasteful but neutral. You're trying to appeal to buyers but yet not scare anyone away by being to elaborate or to flamboyant.
